    Over the past decade, we’ve seen a notable shift in the U.S. housing market: the average new single-family home has become more compact, decreasing from 2,700 to 2,400 square feet. At the same time, the price per square foot has jumped by about 72%. By 2025, one in four new single-family homes sold will measure under 1,800 square feet—up from about one in six ten years ago. Larger homes (3,000 sq-ft or more) have become less common, dropping from one in three to one in five. Builders are turning to smaller home designs to help offset rising land, labor, and material costs, aiming to keep home prices accessible despite mortgage rates hovering around 6% to 7%. For those focused on their budget, especially first-time buyers, these smaller homes may offer some relief on down payments and monthly expenses.
